Redwing Estates offers 1+ acre lots situated among the rolling hills of eastern Iowa City. Redwing offers the best of both worlds: easy access to Iowa City with the space and beauty of the Iowa countryside.

How do I get to Redwing Estates?

Redwing Estates is located on the east side of Iowa City, off American Legion Road. From the intersection of Scott Boulevard and Muscatine/ American Legion, travel 2.2 miles east. The entrance to Redwing Estates is on the left side of the road.

Can we use our own builder?

Yes, you may use your own builder. Designs, however, must be approved by the developer. All rules and regulations are given in the covenants. For a copy, please contact us.

Are city utility services available?

Yes. Cable TV, electricity, natural gas and telephone are all available.

Is there a community well?

Yes. Perc test results are available upon request.

In what school district is Redwing Estates?

Redwing Estates is in the Iowa City Community School District. Currently, students attend Longfellow Elementary, Southeast Junior High and City High School.

What type of septic system is required?

Each septic system is individually installed. Please consult with you contractor regarding a perc test and to determine what type of system will be necessary.

How much is the association fee? What is included for this fee?

The annual association fee is $650. It covers snow removal, common area maintenance, road maintenance, well maintenance and water. At this time, the association fee does not include refuse removal, though this may change.

What are the plans to expand Redwing Estates?

Braverman Properties owns several acres of land surrounding Redwing Estates. Small sections will be developed in the future. The earliest possible time these areas might be available is the end of 2007.

Is high speed internet access available?

It is likely that high speed internet access is available. Please call your service provider to verify high speed internet serviceability.

Are there any design or size requirements for the home I want to build in Redwing Estates?

Yes. Please contact Kay, Stephanie or Natasha for a copy of the covenants that discuss design and size requirements.

Are there restrictive covenants?

Yes, there are covenants for Redwing Estates. To receive a copy, please contact Kay, Stephanie or Natasha by email or by calling 319-248-0556.

Is there a design review?

The Executive Board of Braverman Properties requires each home plan be reviewed prior to the beginning of construction. Doing so ensures a compatible look and feel throughout the neighborhood.

How long does it take to get to...?

I-80 - about 7 minutes
Eastern Iowa Regional Airport - about 30 minutes.
Cedar Rapids - about 40 minutes (downtown).
