Where is the Sandhill Estates neighborhood?
The Sandhill Estates neighborhood is located off south Gilbert Street in Iowa City, about 1 1⁄2 miles from the intersection of Gilbert and Highway 6. The entrance is just beyond Napoleon Park on the east side of the road.
What makes Sandhill Estates unique?
It’s location, for starters! Just across South Gilbert Street is the Sand Lake Recreation Area. Sandhill Estates is also very near the trailhead to the Iowa River Corridor Trail, which winds throughout the area and is used by walkers, runner, bicyclists and more. Also nearby are the Napolean Park softball diamonds and city soccer fields. Downtown Iowa City is only 5 minutes away by car, and when the new bridge over the Iowa River is finished, McCollister Boulevard will connect with Mormon Trek Boulevard, making access to the west side easy.
The neighborhood is also unique in that many of the houses are designed to feature large, welcoming front porches and architectural details that make the homes different from one another.
What’s going on with those two lakes?
The body of water on the east side of South Gilbert Street is privately owned. When last we heard, its owner was trying to fill it in. The large lake on the west side of South Gilbert Street is the Sand Lake Recreation Area. Owned and planned by the City of Iowa City, Sand Lake is a 100 acre lake that will eventually be useable by all. As part of a five year plan, the goal is for there to be walking trails, fishing, picnic areas, and other recreational activities available.
Can we use our own builder?
There are some lots that are for sale on which you may build your own home with a builder of your choice. All home designs are subject to approval by the Developer.
How much do lots cost?
Lots range in price from $42,500 to $47,500. Please call us for lot availability and prices.
Do the homes come with a warranty?
All of the new construction homes we sell in Sandhill Estates automatically come with a one year builder’s warranty. At this time, for purchases that close by December 31, 2007, we are offering a 5 year extended home warranty. Please ask us for details!
Are there Covenants in Sandhill Estates?
Yes, the neighborhood does have covenants and is in the process of establishing its Homeowner’s Association. Please read through the Covenants to learn more about fences and other rules & restrictions. Covenants are available here. The Homeowner’s Association dues have not been determined at this time but will cover maintenance of the common areas.
Will Sandhill Estates be expanding?
Yes, there are future phases planned for Sandhill Estates, however it has not been determined when these future phases will begin.
